BFT Gate Installation in Orlando: What to Know First

We install and service BFT gate operators across Orlando, and most residential BFT installations take one full day from start to finish once the gate itself is on-site. The honest price posture is this: we give you a written quote before any work begins, and a straightforward BFT operator install on an existing gate typically runs between $1,800 and $3,400 depending on the model and whether you need new photo-eyes, safety edges, or a receiver. If you own a BFT and you’re in Orlando, call (850) 816-3017 and we’ll tell you what it takes to get your gate running right.

This page is for Orlando homeowners who already have a BFT operator, or are considering one, and want to know what a real installation looks like: the parts, the labor, the common BFT failure points, and what we do differently. Dean Prescott and our crew have been working on BFT equipment across Orlando since 2008, and we’re an independent BFT service provider, not a factory warranty center. That means we make parts and repair decisions based on what actually works in Central Florida, not what a manufacturer’s flowchart says.

How BFT Products Fail – and How We Fix Them

BFT builds solid operators, but Orlando’s heat, humidity, and afternoon thunderstorms create failure patterns we see on specific models again and again. Here are the five BFT issues we encounter most often on installations and existing systems:

  • ARES series (swing gates): failing limit switches from moisture intrusion. The ARES line has a known weak point where the limit-switch housing lets condensation creep in after a few heavy Orlando rain seasons. The gate will start opening partway, then stop, or refuse to close fully. We replace the limit-switch assembly and seal the housing properly, which is a repair BFT’s own documentation doesn’t spend much time on. On a new installation, we pre-treat that housing so the problem doesn’t show up in year two.
  • DEIMOS BT (sliding gates): motor capacitor degradation from heat cycling. Orlando attics and gate boxes hit 120-plus degrees in July and August. The DEIMOS BT’s capacitor is not always up to that repeated thermal stress, and when it goes, the gate hums but won’t move, or it moves slowly and trips the breaker. We test the capacitor under load on every sliding-gate installation, and we use a higher-rated aftermarket capacitor when the OEM part keeps failing on that particular site.
  • PHOBOS series: receiver drift on the 433 MHz frequency. This one comes up a lot in neighborhoods like Doctor Phillips and Winter Park, where dense Wi-Fi and other RF traffic sits on nearby frequencies. The BFT receiver will work fine for weeks, then randomly lose the remote signal. The fix is a receiver re-tune plus a better antenna placement, or a swap to a BFT receiver that locks onto the cleaner frequency band. We do this regularly, and we recheck signal strength at the end of every installation.
  • THALIA control boards: relay sticking after lightning storms. BFT’s THALIA boards are generally reliable, but no board loves a close lightning strike, which Orlando gets roughly 100 days a year. When the relay sticks, the gate opens and does not respond to the remote or the keypad. We replace the relay on the board when possible; if the board is fried, we talk through the honest math between a new THALIA board and a full operator swap. Part of every BFT installation we handle is making sure the surge protection is actually adequate for where you live.
  • IGEA series (underground swing operators): corrosion from Florida’s sandy, wet soil. If you have an IGEA underground operator and the gate starts binding or sagging, it’s usually because water has been sitting around the foundation box. Central Florida’s water table is high, and sandy soil drains fast but doesn’t hold a seal. We dig out the operator foundation, re-set it in a properly drained housing, and replace the corroded internal components. This is one job where an Orlando installer who has done it before makes a real difference, because the failure mode is specific to our soil and water.

Our BFT Gate Installation Process

  1. 1
You call (850) 816-3017. A live person answers, 24/7. You tell us what the gate is doing, or not doing, and what BFT equipment you have, and we schedule an arrival window that we actually keep.
  2. 2
We arrive and diagnose. A background-checked, uniformed technician walks the site, checks the operator, the gate weight, the hinges, the photo-eyes, and the electrical supply. We explain what we find in plain language before quoting anything.
  3. 3
You get a written price. The parts, the labor, the timeline, and the exact model numbers. You approve the number before a single bolt is turned. That’s the Kingswell Guarantee: written price, real arrival window, clean job site, written guarantee on the repair.
  4. 4
We install and calibrate. For a new BFT install, that means mounting the operator, setting the limit switches, adjusting the force, aiming the photo-eyes, wiring the safety edges, and programming the remotes and keypad. For a repair, it means using OEM BFT parts unless there’s a real-world reason a quality aftermarket part serves you better, and we’ll tell you which and why.
  5. 5
We test in front of you. The gate cycles ten or fifteen times. Obstruction detection gets tested with a real object. The remotes get tested at the distance you’ll actually use them from, not from three feet away. Once it passes, we show you what we did and hand you the written guarantee.
  6. 6
We leave it cleaner than we found it. No wire scraps, no packaging, no mystery grease drips on your pavers. That’s part of the job, not an extra.

What BFT Gate Installation Costs in Orlando

For an existing gate with decent posts and hinges, a new BFT operator install in Orlando runs roughly $1,800 to $3,400 including parts and labor. A full new gate plus operator, built and installed, typically lands between $4,500 and $9,000 depending on gate size, material, and whether the job is a swing or a slide. If we’re replacing just a control board, the part plus labor usually sits between $350 and $850. If we’re repairing a board relay instead of replacing the whole board, that’s often under $300.

What moves the price is mostly the gate itself: its weight, how square the posts are, the distance for the power run, and whether we need to add safety edges or a new receiver. You’ll know the exact number before we start, because that’s how we work. Call (850) 816-3017 for a free estimate on any BFT gate installation in Orlando, and you’ll have the number in writing before you commit to anything.

Why Orlando Homeowners Call Portcullis Gate Repair Orlando for BFT Work

Every job we do, BFT or otherwise, carries the 365-Day Done Right Promise: if the repair fails inside a year, we come back and fix it at no charge. It’s written on the invoice, not promised in a commercial. That matters in Orlando, where the humidity, lightning, and salt air near the coasts age gate hardware faster than most manufacturers’ own guidance assumes.

We’re also one of the few Orlando gate companies that services nine major operator brands: LiftMaster, FAAC, BFT, Linear, Viking, Ghost Controls, DoorKing, Elite, and Mighty Mule. So when a homeowner calls about their BFT and we find they actually have a DoorKing or a Mighty Mule installed, we don’t punt. We know the system, and we fix it. Dean Prescott has been running gate repair crews in the Orlando area since 2008, and his own words apply to every BFT job: “Tell me what the gate is doing, or not doing, and I’ll give you a real number before I touch a thing.”
