If your Linear gate operator has stopped moving the gate or is groaning through every cycle, you’re likely looking at a motor replacement. In Orlando, a Linear gate motor replacement typically runs $450 to $900 installed, depending on the model series and whether we’re swapping just the motor or the motor and control board together. Most residential replacements are done in a single visit, and we carry Linear-compatible motors on our trucks for the most common swing and slide models.
Here’s how it usually plays out. The gate worked fine for years, then one afternoon it starts moving slower. A week later it hums but doesn’t budge, or it trips the circuit breaker. Maybe you hear grinding. That’s the motor telling you it’s done. The good news is a Linear gate motor is a replaceable component, not a whole-system failure. Dean Prescott has diagnosed hundreds of these across Orlando, from College Park to Dr. Phillips, and the fix is often more straightforward than homeowners expect.
Which Linear Models This Applies To
Linear has been making gate operators for residential and light commercial use for decades, and the model number is usually printed on a sticker inside the control box cover. The three series we replace motors on most often in Orlando are the LSO (Linear Swing Operator), the SL slide gate series (SL-2, SL-5), and the older VS-GSLG swing series that’s still running on plenty of properties built in the 2000s. Compatibility matters here. A motor from an LSO-6 is not interchangeable with an SL-2 slide motor, even though both say Linear on the housing.
That’s the number one compatibility gotcha we see: homeowners or handymen order what looks like the right part online, then discover the mounting plate or gear ratio is wrong. Linear changed motor specifications between production runs, and some older swing units used a different capacitor setup than newer ones. If you’re going aftermarket, quality varies. We prefer OEM Linear motors or a proven equivalent like US Automatic motor rebuilds where the mounting pattern and RPM match the original spec. We’re an independent service company, not affiliated with Linear, but our techs work on these systems every week and know which aftermarket parts hold up in Florida humidity.

Signs Your Linear Gate Motor Replacement Is Failing
- The gate hums but doesn’t move. The capacitor or start winding is failing. Power reaches the motor, but it can’t develop enough torque to turn the gear train. This is the most common early failure we see in Orlando’s summer heat.
- The gate moves, but slowly, and you smell something warm. Motor windings are overheating. Once insulation breaks down inside the windings, the motor runs hotter each cycle until it trips its thermal overload and quits.
- You have to press the remote two or three times before it responds. This can be the motor’s internal limit switch wearing out, not the remote itself. The operator starts, reaches the wrong travel distance, and reverses or stalls.
- The breaker trips regularly when the gate runs. A failing motor draws more amperage than a healthy one. If the breaker has started popping only when the gate operates, the motor is usually the draw, not the panel.
- The gate stops mid-travel and won’t resume without a manual reset. Once the thermal overload gets weak, it interrupts operation before the gate completes its run. You reset it, it works once, then it stops again. That’s a dying motor, not a programming issue.

AfterReplacement Cost & What’s Included
In the Orlando market, expect to pay $450 to $700 for a Linear swing gate motor replacement on common LSO-series models, parts and labor. Slide gate motors, like the SL-2 or SL-5, run $550 to $900 installed because the motor mounts inside a housing with a drive chain or rack, and the calibration takes longer. If the control board failed at the same time, which happens when a motor shorts hard, add $200 to $350 for a replacement board.
| Replacement Scope | Orlando Installed Price Range |
|---|---|
| LSO-series swing motor only | $450 – $700 |
| SL-series slide motor only | $550 – $900 |
| Motor plus control board | $650 – $1,250 |
| Aftermarket motor option (swing) | $400 – $550 |
Every price is written down and agreed to before we turn a single bolt. That’s not a courtesy; it’s the Kingswell Guarantee. You’ll see the motor cost, the labor, and the total on paper before work starts. If the replacement fails within 365 days, we come back and make it right at no charge. That’s the paid-for repair standard here, and it’s stamped on every invoice.
DIY or Call Us?
You can safely check a few things yourself, and we’ll tell you what they are. Confirm the breaker hasn’t tripped. Look for obstructions in the gate path. Check whether the operator’s LED indicator shows power. Those are visual checks you can do without opening a panel.
What you shouldn’t do is open the control box and start swapping a motor yourself. Linear swing and slide operators run on 110V or 220V service, and the capacitors inside the control box retain voltage even after the breaker is off. A few hundred dollars of parts is a fair trade next to a hospital visit or a burned-out board from a miswired install. Most motor replacements take our techs 60 to 90 minutes, including calibration. If you’re on the fence, call us at (850) 816-3017 and tell Dean or one of our techs what the gate is doing. Submit no work order. We’ll give you a straight answer over the phone first.
FAQs
In Orlando’s heat and humidity, a Linear gate motor typically lasts 7 to 12 years on a residential swing gate. Coastal salt air, daily use, and gate alignment problems can cut that to 5 years. A motor that’s properly aligned and not fighting the gate will last on the longer end.
Sometimes, yes. Failed capacitors can be replaced for $60 to $120, and worn limit switches are serviceable on some LSO models. But if the motor windings are burned or the gear train is stripped, replacement is cheaper than a rebuild in almost every case. We’ll tell you which one you’re looking at before we touch anything.
Most residential Linear motor swaps in Orlando are done in 60 to 90 minutes from the time we open the control box. That includes mounting, wiring, limit setup, and force calibration. If the control board also needs replacing, plan for two hours.
Yes. Our Orlando trucks carry replacement motors for the most common Linear LSO swing series and SL slide series, along with control boards and capacitors. We also stock compatible parts for LiftMaster, Mighty Mule, and Ghost Controls systems. If your model needs something we don’t have on the truck that day, we can usually have it in hand within one to two business days and schedule the swap at your convenience.
