Most Mighty Mule gate motor replacements in Orlando run between $325 and $640 installed, including the new operator arm, bracket hardware, and labor. If the motor is humming but the gate won’t move, or the gate starts and stops mid-travel, you’re likely looking at a failed actuator or control board rather than a simple battery issue. We stock Mighty Mule-compatible replacement motors on our trucks, so a technician can usually arrive, confirm the part number against your existing unit, and complete the swap the same visit.
Here’s the pattern we see across Orange County: a homeowner notices the gate slowing down for a week or two, then one morning it won’t open at all. Sometimes the remote still beeps and the control board clicks, but the arm itself stays still. That’s the motor giving up, and Florida humidity usually has a hand in it.
Which Mighty Mule Models This Applies To
Mighty Mule has produced several distinct series over the years, and the replacement motor has to match the series, not just the brand. The FM series (FM200, FM350, FM500) uses a different motor housing than the MM series (MM360, MM371, MM372, MM571, MM572) and the newer RB series (RB741, RB742, RB841, RB842). A motor from an MM371 will not bolt into an FM200 arm without modification, and sometimes not at all. If you’re unsure which series you have, look for the white label on the underside of the control box or on the motor housing itself. The model number is always printed there, usually starting with “FM,” “MM,” or “RB.”
For Orlando homeowners, there’s a real-world consideration here. The MM and RB series use a linear actuator design with a built-in limit system, while older FM units rely on external limit switches that corrode faster in our climate. When we replace a motor on an older FM unit, we always check those external switches at the same time. If they’re green with oxidation, replacing the motor alone won’t fix the gate for long. We stock OEM Mighty Mule motors as well as quality aftermarket equivalents that are spec-matched to the original torque rating. The aftermarket units cost about 20 – 30% less and carry the same one-year written guarantee from us.

Signs Your Mighty Mule Gate Motor Replacement Is Failing
- Gate moves slower than usual, especially on hot afternoons. Heat increases electrical resistance in aging motor windings. If the gate is sluggish at 3 p.m. but fine at 7 a.m., the motor is losing efficiency. In Orlando, this shows up most often in July and August.
- The motor hums but the gate does not move. The capacitor or the motor’s internal gear train has failed. The capacitor is a cheap fix, but if the gear train is stripped, the whole actuator arm needs replacement.
- Gate stops halfway and reverses. This usually means the motor’s torque sensor or the control board is misreading resistance. It can also be a dying motor drawing too much current, which trips the board’s safety cutoff.
- You have to press the remote two or three times before the gate responds. This is often a weak battery in the remote, but if you replace the battery and the behavior continues, the motor’s startup capacitor is fading. It takes more and more power to get the arm moving.
- Burning smell near the operator arm or control box. That’s overheated windings or a failing capacitor. Turn the system off at the breaker and call us. Continuing to run a motor in that condition can damage the control board too, which doubles the repair cost.
Replacement Cost & What’s Included
Here’s what we quote across Orlando for Mighty Mule motor replacement, parts and labor together:
- Single swing gate motor swap (FM or MM series): $325 – $475
- Dual swing gate motor swap (both arms): $575 – $840
- Single motor plus control board replacement (common after a lightning strike): $475 – $640
- Motor swap plus new limit switches (older FM series): $375 – $525
Every quote is written down before we touch a bolt. The price includes the new motor, mounting hardware adjustments, a full travel test at open and close, and resetting the open and close limits so the gate seats properly against the stops. We do not hand you an invoice with surprise line items. If the repair fails within 365 days, the Kingswell Guarantee brings us back at no charge under our Done Right Promise. That’s stamped on the invoice, not verbal.

You can safely check a few things yourself before calling: confirm the breaker is on, check the remote batteries, and make sure the gate itself hasn’t come off its track or hinge. Manually open and close the gate once with the operator disengaged to rule out physical binding. If the gate swings freely by hand, the problem is electrical. That’s where DIY ends for most of our Orlando customers.
The actuator arm on a Mighty Mule contains a tensioned spring and a motorized gear train under load. Opening the arm housing to replace an internal motor is not a light project. The parts are under mechanical tension, and assembled incorrectly they can release unexpectedly. High-tension components deserve respect. On top of that, miswiring the limit system or the control board can fry a new motor on the first cycle. We install, test, and warrant the whole repair. If you want to talk through what you’re seeing before anyone comes out, call (850) 816-3017. Tell me what the gate is doing, or not doing, and I’ll give you a real number before I touch a thing.
FAQs
In Florida humidity and heat, most Mighty Mule motors last 5 to 8 years in regular residential use. Coastal properties in the Orlando area, especially around windborne salt spray or heavy irrigation runoff, can see shorter lifespans closer to 4 years. The arm seals degrade slower if the operator is covered or shaded, which is why we recommend a cover plate on any install that faces direct afternoon sun. Call (850) 816-3017 for an honest assessment of your system’s remaining life.
Occasionally a failed capacitor or a worn gear set can be replaced inside the motor housing, and when that’s possible we’ll quote it as the cheaper fix. But on most MM and RB series units, the motor is a sealed assembly that Mighty Mule does not sell as a serviceable part. The honest answer from the field is that replacement is faster, more reliable, and carries our written guarantee. We won’t talk you into a motor we can repair if we can fix it for less.
A single gate motor swap takes about 60 to 90 minutes on site, including removing the old arm, mounting the new bracket, wiring, and running the full open-close test cycle. Dual gate motor replacements run closer to two hours. Our technicians carry the common FM, MM, and RB series motors on the truck, so there’s usually no return trip needed. Call (850) 816-3017 and we’ll give you a written price before we start.
Yes. Our Orlando trucks carry replacement motors for the FM and MM dual and single swing series, plus the RB series for heavier gates. We also stock aftermarket spec-matched equivalents when an OEM unit is backordered. If your model is outside those series, we’ll have the motor ordered and scheduled for you within a few business days, with a written arrival window from our office, not a vague “sometime this week.”
