We repair BFT electric gate systems across Orlando as an independent BFT service provider, and most jobs are finished the same day we arrive. You’ll get a written price before we turn a single bolt, and every repair carries our 365-Day Done Right Promise in writing. If your BFT gate stopped opening, won’t close all the way, or the keypad just quit responding, call (850) 816-3017 and you’ll reach a live person who can tell you what’s likely wrong and what it will cost before we ever send a truck.
This page is for Orlando homeowners and property managers who own a BFT gate system and want to understand how they fail, what repair actually costs, and why we approach BFT work differently than a general gate company. Dean Prescott and our crew have worked on BFT operators along the International Drive corridor, in Baldwin Park, and across Orange County for the better part of two decades. We know which models hold up in Florida humidity and which ones need replacement parts sooner than BFT’s own literature suggests.
How BFT Products Fail – and How We Fix Them
BFT builds solid equipment, but every line has a few known weak points that show up in Orlando’s climate. Here are the five failures we see most often on BFT electric gates in this area, along with what we do about each one.
- Capacitor failure on the BFT ARES and LUX series swing-gate actuators. These actuators use a start capacitor to get the motor moving, and Florida’s heat cooks them faster than cooler climates. The symptom is a gate that hums but doesn’t move, or moves an inch and stops. We test the capacitor on site, and the swap is usually quick and far cheaper than replacing the entire actuator. The actuator, by the way, is the motorized arm that physically pushes the gate open.
- Limit switch drift on the BFT DEIMOS and BFT RIGEL sliding-gate operators. Limit switches tell the motor exactly when to stop. On these slide operators the cams wear or slip over time, and the gate starts slamming at the end of travel or stopping short of full close. We re-set and re-secure the cams, then run the gate through a full cycle to confirm it stops true every time. BFT’s own site won’t tell you this, but on Orlando properties with unlevel driveways or shifting concrete, this gets worse faster than on flat ground.
- Photo-eye alignment and wiring faults on the BFT U-Link and BFT T-Box receiver systems. The safety photo-eyes, the little sensors on either side of the gate opening that stop the gate when something breaks the beam, get knocked out of alignment by lawn equipment, storms, or just a bumped post. BFT systems show a blinking error code, but the fix is usually alignment or a loose wire at the sensor, not a new board. We chase the wiring end to end before condemning anything.
- Corroded battery terminals and failing backup batteries on BFT 24V operator models. A lot of BFT residential operators in the Orlando area run on 24V with a battery backup. In our humidity, the terminals corrode and the batteries degrade silently. The homeowner finds out during a power blip when the gate goes dead and stays dead. We clean the terminals, load-test the batteries, and replace only what actually needs replacing.
- Control board damage from lightning and power surges, especially on the BFT THALIA and BFT ICARO lines. Central Florida gets more lightning strikes per square mile than almost anywhere in the country. A near strike can take out the control board even if nothing else in the house is damaged. When we see a board with no visible damage but no output to the motor, we bench-test it before spending your money on a new one. If it’s dead, we quote a replacement upfront and you approve the number before we order anything.

Our BFT Electric Gate Repair Process
When you call us about a BFT gate in Orlando, here’s what actually happens from the first phone call to the moment we leave your driveway.
- 1
We answer the phone and ask the right questions. A live person takes your call, asks what the gate is doing or not doing, and tells you what our service call costs before anyone gets in a truck. You’ll know the diagnostic fee upfront.
- 2
We arrive in the window we gave you. Our technician shows up in a uniform, introduces himself, and walks the gate with you. He’ll ask when the problem started and whether anything changed, like new landscaping or a recent storm.
- 3
We diagnose the BFT system and explain it in plain English. The tech tests the control board, actuator or motor, limit switches, photo-eyes, and power supply. Then he explains what’s wrong in words you don’t need a manual to understand.
- 4
You approve a written price before any repair work starts. If the fix is a worn part, we tell you the cost for OEM BFT parts versus quality aftermarket parts and let you choose. The price is in writing and it doesn’t change when the job is done. That’s the Kingswell Guarantee, and it applies to every BFT repair we perform.
- 5
We make the repair and test it thoroughly. We cycle the gate at least ten times, check the force settings, confirm the photo-eyes stop the gate safely, and verify the keypad and remotes work before we pack up.
- 6
We clean up and hand you the written guarantee. We leave the gate, the driveway, and the operator housing cleaner than we found them. Your invoice shows the 365-Day Done Right Promise in writing. If the repair fails within a year, the return visit is free.

AfterWhat BFT Electric Gate Repair Costs in Orlando
Here’s what BFT repair work in Orlando typically costs. These are honest ranges based on what we’ve charged for these jobs across Orange County, not vague estimates designed to squeeze a quote out of you later.
- Service call with diagnostic: $65 – $95, credited toward the repair if you approve the work.
- Start capacitor replacement (BFT ARES/LUX): $120 – $210 parts and labor.
- Photo-eye realignment or sensor replacement: $90 – $180 depending on whether we realign or replace the sensor.
- Limit switch adjustment on slide operators: $100 – $160.
- Control board replacement (BFT THALIA/ICARO): $280 – $550 depending on the board and whether we use OEM or quality aftermarket.
- Full swing-gate actuator swap (BFT ARES/LUX, single gate): $450 – $850 parts and labor.
What moves the price: whether the actuator is for a single or dual gate, how old the control board is, and whether the operator housing needs corrosion work from years of Florida rain. Every quote is given in writing before any work starts, and the estimate is free. Call (850) 816-3017 and we’ll give you a real number for your specific BFT model.
Why Orlando Homeowners Call Portcullis Gate Repair Orlando for BFT Work
BFT operators are common in Orlando neighborhoods, but technicians who actually understand their quirks are not. Our crew works on BFT equipment every week, so the tech who arrives already knows the difference between a DEIMOS slide operator and an ARES swing actuator. But the real reason people call us is the way the job is run. Every BFT repair we do comes with a written price before any work begins, a real arrival window, a clean job site, and a written guarantee on the repair. That’s the Kingswell Guarantee, and it applies on every single job. If the repair fails inside the 365-day guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise in writing, not a verbal handshake.
We also service the other major gate brands, including LiftMaster, Mighty Mule, Ghost Controls, and DoorKing, so if you have a mixed system or a property with two different operators, one crew can handle it all. Dean Prescott has been doing this work long enough to know that a gate repair is only as good as the company that stands behind it. We put it in writing because that’s what we’d want if it was our gate.
FAQs
Most BFT electric gate repairs are completed the same day we arrive, as long as the required part is on our truck or available locally in the Orlando area. We carry common BFT capacitors, limit switches, and photo-eyes. For less common parts, we can usually source them within one to two business days. Call (850) 816-3017 and we’ll tell you honestly what your repair timeline looks like.
As an independent BFT service provider, we’re not authorized by BFT, and we won’t pretend otherwise. If your BFT gate is still under its original manufacturer warranty, we recommend checking the warranty terms before we begin work. That said, many Orlando BFT owners are past their warranty period when we meet them. Our own 365-Day Done Right Promise covers the repair work we perform regardless of BFT’s warranty status.
We offer both. Genuine BFT parts are the safest route for control boards and receivers where firmware and compatibility matter. For mechanical parts like capacitors, photo-eyes, and some limit switches, quality aftermarket parts from manufacturers we trust can save you real money without cutting corners. We’ll show you the price difference in writing before you approve anything.
If the actuator or motor is less than eight years old and the failure is a capacitor, limit switch, or wiring issue, repairing is almost always the smarter money. If the operator is older, heavily corroded from Orlando humidity, and has a failed control board plus a tired motor, replacement may cost less than two back-to-back repairs. We’ll give you the numbers for both options and let you decide without pressure. Call (850) 816-3017 for an honest assessment.
If your BFT repair fails within 365 days, you call us and we come back and make it right at no charge. It’s written on your invoice as the 365-Day Done Right Promise, and it’s the same guarantee we’ve backed since 2008. No fine print, no prorated labor, no argument.
