Elite electric gate repair in Orlando typically runs $185 to $640 depending on whether the fault is in the actuator arm, the control board, or a safety sensor, and most jobs are completed in a single visit. We’re an independent Elite service provider, which means we repair Elite openers without being tied to factory pricing or parts delays. If your gate is stuck open, half-closed, or refusing to respond to the remote, call (850) 816-3017 and we’ll give you a real number before we touch a thing.
This page is written for Orlando homeowners who own an Elite gate system and need someone who actually knows how these machines fail. Not a generic gate company. We’re Portcullis Gate Repair Orlando, and we’ve been repairing Elite operators across the metro area since 2008.
How Elite Products Fail – and How We Fix Them
Elite gate operators are common in Orlando subdivisions and a handful of lakefront properties, and after nearly two decades of working on them we’ve learned exactly where they give up. Here are the five failure patterns we see most often on Elite systems in this city.
- Elite SL-3000 slide-gate operator limits drift. The SL-3000 uses magnetic limit switches, and in Orlando’s heat those magnets slowly lose their pull. The gate starts stopping six inches short of the post, then a foot, then it reverses mid-travel because it thinks it hit something. We re-set and replace the limit assemblies and re-learn the travel path. In Baldwin Park and Dr. Phillips we do this repair monthly.
- Elite CSW-200 swing actuator capacitor failure. The CSW-200 has a start capacitor that sits inside the arm housing. Florida humidity works its way in through the gasket, the capacitor swells, and the arm hums but won’t push the gate open. We replace the capacitor, re-seal the gasket, and check the arm’s travel stops before we call it done.
- Elite keypad membrane delamination. The factory keypad face on many Elite openers is a printed membrane, and after three or four Orlando summers the adhesive lets go and buttons stop registering. We replace the membrane or swap in a sealed aftermarket keypad that breathes better in humid air. Quick fix, usually under $200.
- Elite photo-eye misalignment from shifting concrete. Orlando’s soil moves. Gate posts settle. The photo-eyes on either side of the drive drift out of line, and the gate refuses to close because it thinks something’s in the way. We re-align, shim the brackets, and usually add a stainless plate so the next ground shift doesn’t knock them out again.
- Elite receiver board RF interference. The Elite receiver board picks up interference from nearby power lines or cheap LED transformers, and the remote only works from twelve feet away on a good day. We check signal strength with a meter, then relocate or replace the receiver antenna. Common in older Orlando neighborhoods with overhead utility lines.

Our Elite Electric Gate Repair Process
- 1
You call, a person answers. A live human at our Orlando office picks up, asks what the gate is doing, and books a window that we actually keep.
- 2
We diagnose in the driveway. Our tech tests the actuator, control board, limit switches, and safety sensors before recommending anything. No parts get ordered until we know what failed.
- 3
You get the price in writing. Before a single bolt turns, you’ll see the numbers: parts, labor, and tax. Say the words “go ahead” or don’t, either way the price doesn’t change.
- 4
We fix it with the right parts. For Elite jobs we use OEM Elite parts when they’re under a factory warranty or when the board needs to match the existing system exactly. For older models where OEM costs more than the repair is worth, we use quality aftermarket parts and tell you the trade-off up front.
- 5
We test, cycle, and test again. The gate runs through a full open-close cycle at least five times, including with the safety sensor blocked, before we pack up.
- 6
The guarantee goes on the invoice in writing. Every Elite repair carries our 365-Day Done Right Promise. If it fails inside a year, we come back and fix it at no charge. That’s not a handshake, that’s the Kingswell Guarantee, stamped right on your invoice.

AfterWhat Elite Electric Gate Repair Costs in Orlando
Here are the numbers we actually quote on Elite repairs in Orlando, parts and labor included:
- Limit switch replacement (SL-3000 and similar): $185 – $285
- Photo-eye repair or replacement: $145 – $260
- Remote control programming or receiver board replacement: $130 – $390
- Keypad replacement: $160 – $310
- Actuator arm replacement (CSW-200 and similar swing models): $440 – $720
- Full control board replacement: $320 – $640
What moves the price is mostly the part: OEM Elite boards cost more than aftermarket, and older models like the CSW-100 sometimes need a retrofit rather than a direct swap. We show you the price before we start, and the number on the estimate is the number on the invoice. Estimates are free. Call (850) 816-3017 and we’ll price your exact Elite model over the phone.
Why Orlando Homeowners Call Portcullis Gate Repair Orlando for Elite Work
Most of our Elite customers in Orlando called someone else first. The first company didn’t show. Or showed, quoted $280, and the bill came to $610. Dean Prescott started this shop in 2008 knowing that pattern, and he built Portcullis Gate Repair Orlando to be the opposite. Our techs arrive in uniform, background-checked, and trained across nine operator brands including Elite, LiftMaster, Mighty Mule, Ghost Controls, and DoorKing. That matters because half the Elite callouts we run in Orlando turn out to have a second problem nobody caught the first time. We catch it. And every job carries the Kingswell Guarantee: a written price before work, a real arrival window, a clean work site, and a written 365-day guarantee. If it’s not done right, we come back for free. That’s the whole deal.
FAQs
No. We’re an independent Elite service provider, which means we repair Elite openers, actuators, boards, and sensors without being restricted to factory pricing or factory parts lead times. For many Orlando homeowners that’s actually faster, because we keep common Elite parts in local stock and don’t have to route every repair through a manufacturer approval process.
Usually yes, depending on the part. Limit switches, photo-eyes, keypads, and remote receivers are on our trucks most of the time, so same-day Elite repair is common in Orlando. Full actuator or control board swaps sometimes need a day to get the part. Call (850) 816-3017, tell us your Elite model, and we’ll give you a straight answer with a window that holds.
It depends on the model and the age. For Elite units still under factory warranty, we use OEM parts and follow factory repair procedures, so the warranty stays intact. For older units out of warranty, we’ll recommend the most cost-effective part, OEM or quality aftermarket, and tell you the difference in plain English before you spend a dollar.
Here’s the honest rule we use in Orlando: if the motor and gearbox are sound, repair it. If the actuator arm has seized, the board has shorted, and the hinge welds are failing all at once, replacement starts making sense. Most Elite units we see have one failed component and another five years of life left. We’ll tell you which camp yours is in, with real numbers for both paths, and no pressure either way.
Yes. The Kingswell Guarantee is written on every Elite repair invoice we produce in Orlando. If the repair fails within 365 days, we schedule the return visit, we show up, and you pay nothing. No prorated labor, no diagnostic fee, no argument. That’s been the rule at every Portcullis location since 2008.
If your Elite gate is acting up in the Orlando area, call (850) 816-3017 and talk to a person who knows these systems. Tell us what the gate is doing, or not doing, and we’ll give you a real number before we touch a thing.
