We stock Elite-compatible hinge and roller kits on our trucks and install them across Orlando, typically for $180 – $420 installed depending on gate weight and how many pivots need replacing. Most hinge-and-roller swaps on an Elite swing or slide gate take 60 to 90 minutes, and we carry common series hardware so there is no second trip to a supply house. The way most Orlando owners discover the problem is a gate that drags against the driveway, a squeal that heat makes louder, or a visible sag where the gate leaf meets the post.
If your Elite gate has started grinding, listing to one side, or fighting the motor on every cycle, the hinge block or the roller carriage is the most likely culprit – not the operator. We say that because the operator motor is what most people blame first, and it is usually the last thing to actually fail.
Which Elite Models This Applies To
Elite gate openers run across several series lines, and the hinge and roller hardware varies by whether you have a slide gate or a swing gate. On swing models – the Elite SL-3000 and SL-5000 series, plus the older Mirage and Viking-inspired swing arms – the hinge is a barrel-and-pin assembly bolted to the gate post and the gate frame. On slide models like the Elite SL-2000 and Apex series, the “hinges” are actually the roller carriages and guide wheels mounted to the bottom track.
The compatibility gotcha we see in Orlando: Elite changed the hinge bolt pattern between the pre-2012 and post-2012 swing gate frames. The older frames used a 5/8-inch pin with a zerk fitting, the newer ones a 3/4-inch sealed-bearing pin. They are not interchangeable. Before we order or pull anything off the truck, we measure the pin diameter and the bolt spacing. For slide gates, the roller diameter is the number that matters – Elite carriages run 2-inch, 2-1/2-inch, or 4-inch wheels, and installing a 2-1/2-inch roller on a track cut for 4-inch wheels will destroy the track inside a month.
On the OEM versus aftermarket question for Elite specifically: Elite’s own hardware is well made, but the lead time on factory parts can run three to six weeks in Florida. We keep quality aftermarket equivalents on the truck for the common sizes, made from the same galvanized or stainless stock. If your gate is coastal-adjacent – Windermere, Dr. Phillips, anything within a few miles of the Intracoastal – we recommend the stainless upgrade regardless of brand. Salt air eats uncoated hinge pins faster than anything else in Orlando’s climate.

Signs Your Elite Hinge & Roller Replacement Is Failing
- The gate drags or scrapes at the latch end. This means the hinge pin or the roller has worn enough that the gate leaf is no longer level. The operator is now lifting dead weight on every cycle, which shortens its life.
- A high-pitched squeal that worsens as the day heats up. Metal expands in Florida’s afternoon temperatures, and a hinge bushing or roller bearing that is dry or scored will announce itself louder at 3 p.m. than at 8 a.m.
- The gate wobbles side to side when you push it by hand. That lateral play is the hinge pin riding loose inside the barrel or the roller wheel having flat-spotted. A gate with play like this puts uneven stress on the operator arm.
- The operator runs stronger but the gate barely moves, or stalls mid-travel. The motor is not the problem. A seized hinge or a crushed roller forces the operator to work against the hardware, and that is how actuator gears strip.
- Visible rust streaks run down from the hinge or the roller axle. By the time rust is visible on the outside, the bearing surface inside is compromised. In Orlando’s humidity, surface rust becomes structural rust in one season.

AfterReplacement Cost & What’s Included
Here is the honest Orlando pricing for Elite hinge and roller replacement, parts and labor.
| Job | Typical Installed Price |
|---|---|
| Replace one swing-gate hinge pair (barrel, pin, bushings) | $180 – $260 |
| Replace one slide-gate roller carriage (wheel, axle, bracket) | $160 – $240 |
| Replace both hinge pairs plus re-align gate leaf | $320 – $420 |
| Replace full slide-gate roller set (two to four carriages) | $300 – $420 |
| Stainless upgrade (coastal Orlando homes) | Add $40 – $90 per assembly |
The price you’ll see is the price you’ll sign for. Every job gets a written quote before a single bolt is turned, and it includes the parts, the labor, the alignment, and the grease we pack into the new hinge or roller. Nothing gets added at the door. And because this is Portcullis Gate Repair, the work carries the 365-Day Done Right Promise – a written guarantee on the repair, stamped on the invoice. If the hinge or roller fails inside that year, we come back and fix it at no charge. That is the Kingswell Guarantee, and it applies at every independently owned Kingswell location, including ours here in Orlando.
DIY or Call Us?
Let us be straight about what is safe to check and what is not. You can safely watch and listen: open the gate by hand and feel for drag, look for the rust streaks, note whether one corner sits lower than the others. Those observations help you describe the problem accurately when you call.
What we do not recommend you do yourself is pull the hinge pins on a swing gate while the gate is under tension. A heavy gate leaf – an Elite swing gate with a steel frame can weigh 400 to 800 pounds – can drop or swing suddenly once the pin is out, and that is a hand-crushing or worse injury waiting for one miscalculated jack placement. Same caution applies to slide-gate roller bolts: they are under the full load of the gate. A trained tech with the right support stands and lifting equipment does this daily. Nothing about changing a hinge or roller is worth a crushed finger or a falling gate.

FAQs
Expect 5 to 8 years from factory Elite hinges and rollers in Orlando’s climate, closer to 3 to 5 years for homes within a few miles of salt water or retention ponds. Florida humidity and afternoon heat accelerate both rust and bushing wear. We see gates in Baldwin Park and Winter Park consistently outlast gates in coastal-adjacent neighborhoods by two full seasons. If you hear the squeal, don’t wait – replacing a worn hinge now is cheaper than replacing a burned-out operator motor later. Call (850) 816-3017 for an exact quote, and we’ll come take a look.
On most Elite hinge assemblies, the pin and the bushing are replaceable if the barrel itself is not wallowed out. If the pin is scored but the barrel hole is still round, we can press in a new bushing and pin for less than a full replacement. But if the barrel has elongated – which we see on gates that have run loose for a year – the hinge has to be replaced. We will show you exactly which situation you have before we quote a dollar amount. For an honest assessment, call (850) 816-3017.
Most single-hinge or single-roller replacements run 45 to 75 minutes from setup to clean-up. A full set of hinges or rollers with realignment runs 90 minutes to 2 hours. We schedule a real arrival window, show up in it, and leave your gate area cleaner than we found it – that is the Kingswell Way. Call (850) 816-3017 and we’ll tell you exactly when we can be there.
Yes. We carry the common Elite swing-gate hinge sizes – 5/8-inch and 3/4-inch pins – and the common slide-gate roller diameters, 2-inch, 2-1/2-inch, and 4-inch, on our service vehicles. For less common sizes or the stainless coastal upgrades, we can have parts sourced from our Orlando supplier network, usually within one business day. We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls operators, because Elite gates sometimes run on third-party openers. Call (850) 816-3017 and we’ll check the truck on the spot.
